The goal of the home inspection is to provide a thorough home inspection and written report that will put the home buyer in a better position to make an informed decision when purchasing their new home. The Home Inspector will inspect and report on those systems and components observed that, in the opinion of the Home inspector, are deficient, not functioning properly and/or are unsafe.
This inspection is visual only. Not all improvements can or will be identified during this inspection. Unexpected repairs should still be anticipated. The inspection should not be considered a warranty or guarantee of any kind.
The pest inspection is a visual inspection and probing of a representative number of exposed framing members in the readily accessible areas of the building. The pest inspection is designed to locate and identify “Wood Destroying Insect” activity and/or damaged materials from their activity, “Pests” such as the presents of rodents and/or damaged materials from their activity.
The pest inspection is limited in scope by restrictions such as access, finished walls, ceilings and floors, furnishings, stored items and insulation. No destructive measures or dismantling of building components is performed.
No treatments or repairs are performed as part of the pest inspection.
If mold, mildew and/or fungi or any mold like substances are located and identified during the home and building inspection, and the client wishes to proceed and have a (Mold Assessment) written as part of the home inspection report, a surcharge of $250.00 will be assessed to the inspection fee. This surcharge will include the mold assessment and one return visit to the property for the purpose of a final inspection and the issuing the mold remediation clearance letter.
The radon test is a two canister side by side test conducted in the lowest level of the building that could be occupied. The test canisters are exposed in the test area for two (2) to seven (7) days. Upon retrieving the test canisters they are sent to RTCA laboratory for analysis. The results will be forwarded to your email address when the analysis is complete.
Well Flow and Pump Function Test
-The well flow and pump function test (water flow test) is a limited test to determine if the water source and pumping system can provide the requested water flow over a designated amount of time. The water flow is run through a metering device, typically connected to an exterior faucet or the drain on the pump tank.
